Converting External Walls to Internal Walls
To ensure a seamless transition between the existing structure and your new addition, there a number of construction requirements that must be taken into consideration. The requirements also vary depending on the building envelope type. Below we have listed the most common building envelope wall types in Perth and the associated scope of works (Including Approx. cost)
Change existing timber frame wall to internal timber framed wallSee Figure 1.1
+ Remove External Wall Claddings/Linings by hand (Including Disposal)
+ Modify roof to suit (See Roof Interesections Best Practice Page)+ Straighten Exterior side of wall to make ready for wall linings
+ Install new plasterboard wall linings, including base coat, top coat and sanding+ Install new cornice to new ceiling to wall junction+ Installation of skirting and architraves+ Painting of plasterboard walls and cornice (1 undercoat and 2 top coats of flat/low sheen paint) and painting of skirting and architraves (1 undercoat and 2 top coats of oil based semi-gloss/gloss)

+ Remove External Wall by hand - break up solid walls - brick cement mortar
+ Modify roof to suit (See Roof Interesections Best Practice Page)
+ Remove excess mortar to exterior face of internal brick skin
+ Cement Rendering to walls - 1 coat
+ Hardwall Set Plaster - 1 coat+ Install new cornice to new ceiling to wall junction+ Installation of skirting and architraves (where applicable)+ Painting of hardwall plastered walls and cornice (1 undercoat and 2 top coats of flat/low sheen paint) and painting of skirting and architraves (1 undercoat and 2 top coats of oil based semi-gloss/gloss)
